19 Mistakes Commercial Brokers Make : Code of Ethics

The North Carolina Real Estate Commission receives over 1000 calls per year from real estate agents, buyers, sellers and others involved in a real estate transaction. The calls range from general queries to reports of dishonest conduct and fraud. Generally, the problem is miscommunication or no communication or a misunderstanding of the broker’s role and duties.

Brokers make mistakes. So do sellers, buyers, lenders, inspectors, appraisers, attorneys and others. Typically these mistakes by brokers are made because the broker (or their supervisor) is unfamiliar with some of the “rules of the road”.
For the purpose of this course, the “rules of the road” include:

– Sound business practices, common sense & clear communication.
– North Carolina real estate license law and administrative rules.
– REALTOR® Code of Ethics (for brokers who are REALTORS®).

We will look at the most common issues commercial brokers encounter. These are compiled unscientifically – from disciplinary action shown in the NCREC Bulletin and from personal experience based upon calls received from brokers.

Introduction

All About Addenda is a course about – you guessed it! – the various standard form addenda to the 2-T Offer to Purchase and Contract (“2-T”). Although these forms do not address all additions that a buyer or seller may want to make part of the 2-T, they certainly address many of the most common issues.

Licensees typically have a solid working knowledge of the 2-T itself but, due to the fact that the various addenda are very much transaction-specific, may not be as familiar with these sometimes incredibly integral and important forms. This course is designed to change that disconnect.
